Client preparation checklist
A little preparation.
A more useful visit.
Use this checklist after your inspection scope and appointment are confirmed. Coordinate property access with the owner or agent.
Before the appointment
- Confirm the property address, agreed service, appointment time, and authorized contact.
- Share relevant property history, known water events, prior reports, and specific concerns.
- Confirm who may receive the report and the agreed delivery timeline.
- Review and sign the service agreement before the visit.
Make normal access available
- Ask the owner to clear ordinary access to the electrical panel, furnace, water heater, attic opening, and crawlspace entry.
- Arrange for utilities to be operating normally under the owner’s control.
- Secure pets and communicate occupancy or access restrictions.
- Let Charlie know about shut-down equipment, hazardous conditions, or inaccessible areas in advance.
Do not remove protective covers, energize shut-down equipment, move hazardous materials, or enter unsafe spaces to prepare for the inspection.
Bring your questions
Note the rooms or systems you want to discuss. Attendance and any walkthrough should be arranged in advance. Findings describe conditions within the agreed accessible scope at the time of inspection.
